Ellis County's building boom in 2022 and 2023 moved faster than sewer lines could follow. A lot of new homes, including many in newer subdivisions around Waxahachie, Red Oak, Midlothian and Ennis, were built with their own septic or aerobic systems instead of city sewer. According to TCEQ data, the county's authorized agent approved 623 on-site sewage systems in 2022 and 692 in 2024.

Those systems are now two to three years old, which is right where a first check and pumping makes sense for many households.

Why a new system may need attention sooner than you think

  • Construction debris, drywall mud and grout often end up in brand-new tanks
  • New-home families tend to be larger, with more laundry and showers
  • Garbage disposals add solids quickly
  • Aerobic systems' initial two-year maintenance contracts are expiring for many 2022–2023 homes

Is my house on septic?

Check your closing documents and your water/utility bill. If there is no sewer charge, you are likely on septic. Look in the yard for green or black tank lids, an alarm panel on the side of the house, or sprinkler heads that are not part of the lawn irrigation.

What a first visit includes

  • Locating the tank and lids (and recommending risers if they are buried)
  • Measuring sludge and pumping if needed
  • Checking for construction debris and baffle damage
  • For aerobic units: confirming your maintenance contract status

Frequently asked questions

My house is 3 years old. Do I need my septic pumped?

Possibly. Many systems go 3 to 5 years, but a new-home tank can fill faster from construction debris, a large household or a garbage disposal. A sludge check will tell you; if it is not due, you will know when it will be.

My builder never mentioned septic. How do I find out?

Look at your closing paperwork, check for a sewer charge on your utility bill, and look for tank lids or an aerobic control panel. The county OSSF office also keeps permit records by address.

My aerobic system's 2-year contract ended. What now?

Texas requires aerobic systems to stay under a maintenance contract (or owner maintenance where the county permits it). Set up a new contract so inspections and reports keep going.

What happens if I never pump it?

Solids eventually flow out into the drain field or spray system, which can clog it. Replacing a drain field is far more expensive than routine pumping.
